Plan for the building around the unit
Strata projects can involve building rules, shared access, working hours, protection of common areas, and approval requirements. Confirm the applicable documents and constraints early so the renovation scope reflects the property.
Read the building documents before finalizing the scope
Obtain the current registered bylaws, applicable rules, renovation application, alteration agreement, strata plan, and building-specific specifications. Identify whether the proposal touches flooring, plumbing, electrical work, ventilation, walls, windows, balconies, common property, or elements the strata corporation must insure. Written approval may be required even when the work appears to be inside the unit.
The approval package should describe demolition, new work, products, drawings, permits, contractor information, working hours, common-area protection, elevator use, parking, debris removal, and water shutoffs where relevant. Keep the signed approval and accepted drawings with the project records so the construction scope does not drift away from what the strata reviewed.
Keep strata and municipal approvals separate
Strata consent does not replace a building, plumbing, electrical, or other permit, and a municipal permit does not replace strata consent. Both processes should describe the same proposed work. If an alteration agreement assigns maintenance, damage, access, or future-removal responsibilities to the owner, review those terms before accepting them.
Access and building logistics can influence schedule and cost as much as the work inside the unit. Ask the service partner to include protection, daily cleanup, delivery constraints, approved work periods, and notice requirements in the proposal.
