Define the role of the lower level

Define what the lower level needs to become

Start by deciding whether the basement will support family living, work, guests, storage, laundry, a bathroom, bedrooms, or a secondary suite. Each use creates different questions about ceiling height, light, exits, heating, ventilation, sound, plumbing, and fire separation. A clear intended use keeps the layout from becoming a collection of leftover rooms.

Record moisture, odours, staining, cracks, cold areas, low ducts, utility equipment, cleanouts, windows, and access points before finishes are proposed. Existing conditions below grade need to be understood rather than concealed. Where concerns appear, the next step may require building-envelope, drainage, structural, hazardous-material, or other qualified review.

Separate a finished basement from a suite project

A general living-space renovation and the creation or legalization of a secondary suite are not the same scope. A suite can introduce zoning, parking, life-safety, egress, fire separation, ventilation, and utility requirements. Confirm the intended use with the municipality before the estimate assumes that every desired room is permitted.

Bring existing plans, permit history, photographs, and a list of must-have spaces to the first conversation. Ask the service partner to explain what is included for demolition, framing, insulation, mechanical work, electrical work, plumbing, finishes, permits, inspections, and unforeseen conditions. Keep allowances and exclusions visible in the written proposal.
